160-180 Water Street Retail

SBLM reimagined the lower floors of this 1970’s office tower in Downtown, Manhattan into modern retail spaces that could take advantage of the privately owned public spaces on Water Street. SBLM studied structural and mechanical limitations in creating new ground level and cellar retail space while maintain access to the new residential units above. A second level residential lobby connected to grade by escalators provided a solution that maximized retail space. SBLM also designed a new skin for the retail spaces that was more open and transparent than the original skin of the building, and provided desirable signage space for the retail tenants. SBLM also created new loading facilities for the retail uses that minimized disruption to both the residential and retail frontages.
