In the development of Office Depot’s 600,000-square-foot Newville Distribution Center, SBLM Architects played a pivotal role in aligning design solutions with the company’s long-term operational goals. This facility—designed to consolidate multiple regional operations into a single, efficient hub—reflects a sophisticated understanding of logistics, cost management, and environmental responsibility. The architect worked closely with Office Depot and its logistics arm, Veyer LLC, from project inception to ensure the building’s layout directly supported their dual-mode operation: cross-docking and traditional fulfillment. Circulation paths, loading zones, and automation-ready areas were carefully planned to streamline throughput, minimize downtime, and enhance adaptability to future technologies. The facility accommodates extensive robotic systems and scalable storage zones, underscoring the team’s foresight in planning for operational flexibility.

Material and systems selection was equally strategic. The architectural team prioritized durability, ease of maintenance, and long-term energy performance—contributing to both bottom-line savings and the project’s LEED Gold certification. From high-efficiency lighting and HVAC to low-VOC finishes and FSC-certified materials, every design choice served to reinforce the company's ESG goals while reducing lifecycle costs. The result is more than just a distribution center. Through thoughtful design and close collaboration, the SBLM helped translate operational strategy into physical space—turning architecture into a high-performing component of the company's business model.
