Acadia wasn’t just filling a gap in the market. Cortlandt Crossing was a long-term investment in a shifting retail landscape. The development had to meet tenant demand, attract national brands, and function efficiently on a tight, sloped site with limited visibility from the main road.

SBLM began by working backward from what retailers actually need — access, exposure, and flexibility. The site plan prioritizes anchor visibility and smooth circulation. Loading areas are concealed but accessible. Parking is distributed strategically to serve multiple tenants without forcing shoppers to cross traffic zones. The design accommodates both big-box and smaller-format tenants without forcing uniformity. Rather than applying a one-size-fits-all façade, SBLM used articulation and varied materials to give each storefront its own rhythm while maintaining a consistent architectural language across the center.
